Inspecting a home that has been built for a while gives the inspector a good look at how the home has held up over its lifetime.
There are a variety of issues and areas that CSRA Home Services will be looking at when we inspect the home.
Structure: We will look at the condition of the structure including the attic and crawl space or basement. We will report on the visible materials used in the construction process and identify any indications of leaks or water damage.
Roof: CSRA Home Services will look at the condition, materials and performance of the roof, including flashings, valley treatments, chimneys, gutters and downspouts. The roof of a home is probably the single most costly item to replace, but almost all roofing materials have a finite life expectancy. Because of this, an estimate of the age of the roof will also be made.
Exterior: We will identify the materials and condition of the exterior cladding, exterior doors and a representative sample of windows, driveway, walkways and parking spaces, deck and porches, and lot drainage.
Electrical: The general condition of the electrical system, including the service entry wires, main panels, sub panels and visible wiring will be inspected. All accessible outlets will be tested. Switches and conveying fixtures will also be tested, along with GFI circuits and their associated outlets.
Heating and Air Conditioning: The operation and physical condition of the visible components will be inspected and reported. We will also check the ductwork, thermostate and air filter. Temperatures permitting, the function of the system will also be checked. We will not turn on the heat during the summer, nor will we turn on the air conditioning in the winter as doing so could damage these systems.
Insulation and Ventilation: All homes have a way of letting the home "breathe" as well as insulation to cut down on the transferance of heat in or out. We will inspect and report on the condition of the attic and crawl space insulation and the type of ventilation present in the home.
Plumbing: A check and report on the condition and operation of the water heater, fixtures and all visible supply piping and drains will be made.
Interior: The walls, ceilings, floor coverings, doors, cabinets and countertops will be inspected and their general condition will be reported.
Appliances: All major appliances that will convey with the purchase will be inspected and their general condition reported. However, it is not possible to forecast a remaining life expectancy for any appliance.
